"I'm Selling an Investment Property and Have No Idea What Tax I'll Pay."

Work it out before you sign the contract. We calculate the cost base, the capital gain and the tax, so you can plan the timing and set the money aside.

"I Rented Out My Old Home. Is It Still Tax-Free When I Sell?"

Often it can be, but the rules are specific. We check whether the main residence exemption, including the six-year absence rule, still applies.

Liverpool Property and Tax Questions

How much does a tax accountant cost in Liverpool?

A standard personal return costs less than a return with rental properties or a property sale. SAQCH Partners quotes a fixed fee before starting, and a capital gains check before you sell is priced separately. Fees for managing your tax affairs through a registered tax agent are generally deductible.

How is capital gains tax worked out on an investment property?

Take the sale price and subtract the cost base, which includes the purchase price, stamp duty, legal fees, and capital improvements. If you held the property for more than 12 months as an individual, generally only half the gain is added to your taxable income and taxed at your marginal rate.

Do I pay capital gains tax when I sell my home?

Usually not, because your main residence is generally exempt. A partial exemption can apply if you rented it out or used part of it to earn income. If you move out and rent it, you can often keep treating it as your main residence for up to six years under the absence rule.

Who has to pay NSW land tax?

NSW land tax is generally paid by owners whose total taxable land value, not counting their principal place of residence, is above the threshold set by Revenue NSW. It is assessed on land you own at midnight on 31 December each year.

Can I meet a tax accountant near Liverpool?

Yes. We work with Liverpool clients online and by phone, and in person at Level 14, 3 Parramatta Square, about 25 minutes from Liverpool.

How Does a Tax Accountant in Liverpool Help With Property?

By getting the numbers right at each stage: buying, owning and selling. Liverpool has seen strong growth in new estates and investment property, which means more owners dealing with depreciation on new builds, rental income, land tax and capital gains when they sell. Each stage has rules that change how much tax you pay.

The ATO receives property sale data from state land title offices, so sales are easy for it to match against tax returns. Getting the calculation right the first time avoids amendments and penalties. Our registration as a tax agent can be checked on the Tax Practitioners Board register.

How is capital gains tax on a property worked out?

Capital gain = sale price − cost base; individuals who held it 12+ months include 50% of the gain in taxable income

Example: an investment property sold for $950,000 with a $700,000 cost base (purchase price, stamp duty, legal fees and capital improvements) makes a $250,000 gain. After the 50% discount, $125,000 is added to the owner's taxable income for that year.

12 questions

The cost base generally includes the purchase price, stamp duty, legal and conveyancing fees, buyer's agent fees, capital improvements and selling costs such as agent commission. Costs already claimed as deductions, such as capital works deductions, usually reduce the cost base.
The 50% CGT discount generally isn't available, so the full capital gain is added to your taxable income. Timing the sale just past 12 months can make a big difference to the tax payable.
Yes, if it's an investment property. Capital works deductions of 2.5% a year generally apply to the construction cost of residential buildings built after mid-September 1987, and new fittings bought with a new property can usually be depreciated too.
Generally not, for residential properties bought after 9 May 2017. Fittings already in the property when you bought it usually can't be depreciated, although capital works deductions on the building can still apply.
Rental income and expenses are usually split according to legal ownership, for example 50/50 for joint tenants, regardless of who pays the bills. The same split applies to any capital gain when the property is sold.
Yes. Capital losses from shares or other assets, including losses carried forward from earlier years, can be applied against capital gains before the 50% discount is calculated.
Yes. The ATO receives property transaction data from state land title offices and matches it against tax returns, so every sale needs to be reported correctly.
It depends on your goals. Companies don't get the 50% CGT discount, and losses in a trust can't be passed to beneficiaries. Many investors still buy in their own names. We compare the options before you sign.
Yes. We prepare personal, sole trader, company and trust tax returns and BAS for clients in Liverpool and across Sydney.
Keep the purchase and sale contracts, settlement statements, loan statements, rental statements, receipts for repairs and improvements, and any depreciation schedule. Records relating to the property's cost base should be kept until at least five years after you sell.
We help clients in Liverpool, Casula, Moorebank, Prestons, Edmondson Park, Austral, Hoxton Park, Green Valley and across South West Sydney.
Yes. SAQCH Partners is a registered tax agent, so we can lodge for you and represent you with the ATO. Registration can be checked on the Tax Practitioners Board public register.
